Standing view · housing · Dundee City
mixed, held with tentative confidence, formed on 31 August 2026 from movements in 2026-06.
The average house price in Dundee City rose from £137,162 in February 2026 to £138,221 in April, £142,890 in May and £150,945 in June, with £134,242 recorded in March. Homes sold fell in each reading against the usual pattern for its month: 169 in January 2026, 163 in February and 191 in April. Prices rising in five of six readings while transactions ran below their seasonal norm is a genuine divergence, and the price gain over the period is substantial.
A view is formed only where the evidence names a figure you can check. Each movement listed as a reason had to be large enough to matter and distinctive in at least one way — unusual against this area's own history, unusual against comparable areas, or sustained over several periods. A movement shared with peers counts for less, because it says something about the country rather than about Dundee City. Where no figure supports a direction we hold no view rather than a hedged one.
