The average house price in Dundee City rose from £137,162 in February 2026 to £138,221 in April, £142,890 in May and £150,945 in June, with £134,242 recorded in March. Homes sold fell in each reading against the usual pattern for its month: 169 in January 2026, 163 in February and 191 in April. Prices rising in five of six readings while transactions ran below their seasonal norm is a genuine divergence, and the price gain over the period is substantial.
